Accounting firm BDO takes 145,000 square feet at 200 Park Avenue – Commercial Observer


Accounting and consulting firm BDO United States took 145,000 square feet to 200, avenue du Parcconsolidation three of the company’s 58-story Manhattan offices MetLife Building, the New York Post first reported.

The Chicago-based company will occupy three full floors and part of the lobby from January 2024, after moving from 100, avenue du Parc, 600 Third Avenue and 622 Third Avenue, according to the BDO USA website. Owner Tishman Spire, who is co-owner of the building with the Irvine Company, declined to comment on the rents requested in the 15-year lease.

“The ground plates were perfect for them at around 40,000 feet,” said Avison Young‘s Mitti Liebersohn, a member of the team that represented BDO in the case. “The image of the building is fantastic and they have the flexibility in the building to develop in the future.”

BDO USA began building the company’s three-story space on the property after the deal was closed in August. The company will occupy the entirety of the 15th, 38th and 39th floors as well as some space at the mezzanine level, which the accounting firm will use as a reception area, Liebersohn said.

“Consolidating our Manhattan offices into a single, premier location has allowed us to increase collaboration and learning between our local teams and provide the space and amenities necessary to support our growing practice in New York City. ” Etienne Ferrara, chief operating officer of BDO USA, said in a statement.

The 3.1 million square foot Metlife Building, which sits atop Grand Central Terminal, houses real estate brokerage CBRE, which occupies the 18th, 20th and 22nd floors, and a private equity firm Sigulate Guff on the 23rd floor. The property, which has recently undergone renovations in its lobby and living room, is located between East 44th and East 45th streets.

The owners were represented internally by Tishman Speyer’s Gus field and Megan Sheehan. Liebersohn with Avison Young’s Mark Robbins, Keith Caggiano, Jeff Lindenmeyer and Jeff Burger managed it for BDO United States. The Irvine Company did not immediately respond to a request for comment.
